    The rise of mid-term rental

    Seasonal (mid-term) rental — 1 to 11 months — has become a real alternative in Barcelona: it reached 26% of all new rental contracts in late 2024 —triple the 2023 figure— according to the Barcelona Metropolitan Housing Observatory. It is driven by digital nomads, international students and relocated professionals. Since 2025, Catalonia includes residential mid-term rental within stressed-area rent caps unless a genuine, documented temporary purpose is proven.

    Winahost internal data. Sample of 500+ managed properties (2021–July 2026). GROSS property income unless stated otherwise. “Occupancy” = booked nights ÷ available nights. “Up to” = maximum observed, not a guaranteed average. ADR = average nightly price.

    Profitability by city. Indicative estimates that vary by area, property type, occupancy and season. The multiplier compares managed vacation income vs. traditional long-term rental of an equivalent home.
