What our vacation rental management costs
From 11% of net revenuedepending on the services you need
Our commission is calculated on the net value of each booking. Cleaning and the platform fee are deducted first, and our percentage only applies to what's left. Many managers don't say what their percentage is based on, and a commission on the full amount costs you considerably more.
11% is our online management plan, where you take care of check-ins and cleaning. Full management, which covers everything, is 20%.
Before you sign anything, we send you a proposal setting out the service and the commission for your home.
No fixed fees and no set-up costs. We pay you on the 30th of every month.

Why charging on net revenue costs you less
Many managers take their 20% on everything the guest pays, cleaning and platform fees included. On this same booking the guest pays €1,280, so they would charge you €256 instead of €200.

How we protect your vacation rental
Owners' biggest worry is who will be staying in their home. That's why every booking goes through several checks before the guest gets the keys, and the stay is paid in full before they arrive.
Verified guests
We check every guest's ID and screen bookings against the criteria we agree with you for your home.
A house rules agreement
Before check-in, every guest signs an agreement setting out your house rules: quiet hours, noise, parties or anything else you want to make clear.
Details sent to the police
We send each guest's details to the authorities through Spain's mandatory guest register, which the police use to run background checks.
Paid in advance
By the time the guest arrives, the whole stay has been paid. No outstanding payments and no surprises on check-out day.
A deposit for every stay
We collect a standard €300 security deposit, adjusted to suit the property. On platforms such as Airbnb, which don't allow a separate deposit, the platform's own host protection applies.
Your home, whenever you want it
You can block out dates to spend a few days there yourself, host family visits or schedule renovations. The rest of the year, it keeps earning.

A vacation rental agency for Airbnb, Booking.com and beyond
Airbnb lets you add a co-host to your listing, a person or company who replies to guests and manages the calendar. It helps, but it only covers Airbnb and leaves out much of the work, such as cleaning, check-ins and legal compliance.
As a vacation rental management agency, we run your listing on Airbnb and, at the same time, on Booking.com, Vrbo, Expedia and Holidu. A channel manager keeps calendars and prices in sync so there are no double bookings, and being on several channels means you're never reliant on a single platform.

Keeping your vacation rental compliant in 2026
Your regional license or registration
Each Spanish region keeps its own register of vacation rental homes, and some city councils add their own restrictions. The registration number has to appear in every listing. Before we publish, we go through your home's situation with you.
The national register (NRUA)
In 2026 the Spanish Supreme Court struck down the national registration procedure, along with the requirement to display that number in listings. Every other requirement still applies, starting with your regional registration.
Guest registration
Since December 2024, every guest's details must be sent to the Ministry of the Interior (SES.HOSPEDAJES) within 24 hours. We handle this for every booking.
Your homeowners association
Since April 2025, the owners in a building can restrict or ban new vacation rentals by a three-fifths majority. Homes that were already operating are not affected.

How much does a vacation rental management company charge?
At Winahost, between 11% (online management) and 20% (full management), always on the net value of each booking, in other words after cleaning and the platform fee have been deducted. Many managers take their percentage on the full amount: on a booking where the guest pays €1,280, that's €256 instead of €200.
Is it worth hiring a vacation rental manager?
In areas with tourist demand, usually yes. In Barcelona, a typical listing has a potential income of €36,500 a year, 2.2 times what the same apartment would earn as a long-term rental (€1,407 a month, according to idealista). Managing it yourself takes 15 to 20 hours a month; with a manager, it takes none.
How should I compare vacation rental management companies?
Look at what the service includes, what the commission is calculated on and which costs are charged on top. Ask about the contract terms too, and how they report income and issues to you. Two managers charging the same percentage can end up costing you very different amounts.
Do you manage vacation homes and villas?
Yes. Besides apartments, we also take on houses and villas. If there's a pool, garden or other facilities, we look at their upkeep before putting together your proposal.
Can I switch to monthly rentals?
Yes. If renting for 1 to 11 months pays better in your area, or if the rules change, you can move to mid-term rental management without switching managers.
